Land is the one line in an off-grid budget nobody can quote you, because it is priced by geography rather than by a supplier. Two government statistical offices publish the answer anyway, every year, for free. The United States Department of Agriculture surveys about 30,000 farm operations and puts a dollar figure on an acre in every state. Eurostat collects the price of a hectare of farmland sold in each reporting country. Acre for acre, the cheapest grazing land in the American table costs about one fifty-sixth of the dearest in the European one.
The two datasets are not measuring quite the same thing. The American headline price has barns and farmhouses inside it and the European one does not, so a straight side-by-side flatters Europe by roughly the value of every building on the parcel. Line up the two grazing-land columns instead and the comparison holds.
Key number
US pasture averaged $2,000 an acre in 2026, so $50,000 bought 25 acres. In New Mexico, the cheapest state at $650 an acre, the same money bought 77 acres. Europe’s cheapest reported permanent grassland was Bulgaria at €1,877 a hectare, where €50,000 bought 26.6 hectares, about 66 acres. At the top of the same table, Dutch grassland at €77,609 a hectare gave back 0.64 hectares, about one and a half acres.
Two Rulers Measuring Two Different Things
An acre is 0.4047 hectares and a hectare is 2.4711 acres. That conversion is the easy half. The hard half is that the American and European numbers answer different questions.
The USDA’s headline figure, farm real estate value, is defined in its own report as the value of all land and buildings used for agricultural production, dwellings included. A barn, a well house and a farmhouse are inside that number.
Eurostat’s figure is the price of one hectare of free agricultural land actually sold in the reference year, and its methodology explicitly excludes the value of any building on the land as well as the costs of transferring ownership.
The fair comparison is therefore the USDA’s pasture value against Eurostat’s permanent grassland price: bare grazing land on both sides, buildings out of the picture on both sides. Every land-per-money figure here uses that pairing, with the cropland and arable columns beside it so the arable-quality picture stays visible.
One caution before the tables. Fifty thousand dollars and fifty thousand euros are different amounts of money; at the European Central Bank reference rate of $1.1578 to the euro on 2 September 2026, €50,000 was about $57,900. The two land-per-money columns answer what a round number of your own currency buys, which is the question a buyer actually asks.

Every figure below comes from the USDA National Agricultural Statistics Service Land Values 2026 Summary, released 31 July 2026, and is a 2026 average. Alaska and Hawaii are excluded from the state table by the USDA itself, so 48 states are listed. Sorted by pasture value, cheapest first; any column heading re-sorts, and a state name opens its page.

Four states — Georgia, Massachusetts, New Hampshire and North Carolina — show pasture above their own farm real estate average, and New Mexico shows cropland at $2,090 against a farm real estate figure of $735. Those are not errors. The farm real estate average is weighted across all farmland in the state, so a state that is mostly dry range but whose small irrigated cropland base is intensely valuable will produce exactly that pattern.
Europe: Arable Land and Permanent Grassland by Country
These come from the Eurostat agricultural land prices table, extracted 2 September 2026 from an edition updated 10 July 2026. Reporting is voluntary, so the set is 26 countries rather than every country in Europe, and each row carries its own latest year. Germany, Switzerland and Norway file nothing here.

Several rows need care. France reports one combined price for arable land and grassland, so both its columns show the same figure. Luxembourg’s price includes legal fees it cannot separate out. Belgium, Italy and the United Kingdom stopped reporting, and their rows are frozen at the year shown.
Ireland’s arable series jumped 43 percent between 2023 and 2024, so treat one Irish year as a range rather than a point. Portugal reports grassland at €36,067 a hectare against Spain’s €4,360 next door; check that eight-fold gap against local sale listings before leaning on it.
The Same Money on Two Maps
Both maps are schematic. Each square is one state or country in roughly its geographic place, shaded by how much land fifty thousand of the local currency bought at the latest grazing-land price. Green is more land per unit of money.
Twelve states give 25 acres or more per $50,000: New Mexico, Wyoming, Nevada, Montana, Arizona, Washington, Oregon, Colorado, the two Dakotas, Nebraska and Utah. Four sit under five acres for the same money, all of them in the northeast corner — Connecticut, Massachusetts, New Jersey and Rhode Island. Between those ends the map grades broadly from west to east.
Arizona is the instructive break. Its pasture at $980 an acre puts it in the cheap band while its cropland, almost all irrigated, runs $8,300, nearly double the state’s own farm real estate average. That is a state that is two climates wearing one name, and a warning against reading any state figure as a single market.
Europe’s map is a gradient running southeast. The cheap tier is the Balkans and the Baltics, joined by Spanish, Greek and Swedish grazing land; the expensive tier clusters around the North Sea and the Alps, with Portugal sitting among them for reasons its geography does not explain. The Netherlands is the extreme: Dutch arable land ran €50,801 a hectare in 2011 and €96,608 in 2024.
Reading the Atlas Before You Buy
Cheap land and off-grid land overlap heavily, which is the working premise of the land and relocation hub. The green end of both maps is dry, thinly farmed and thinly settled country, and thin settlement is what leaves a parcel a long way past the last pole.
That makes the land price and the power system one budget line. Ten acres of New Mexico range at the state’s $650 pasture value is $6,500 of land; ten acres in Kansas at $2,400 is $24,000. That $17,500 difference is real money. It is also the only part of the decision the atlas can price, because what the power system costs on either parcel depends on the load you run and the sun you get.
Work the load first and the acreage second. The off-grid feasibility calculator turns your appliance list into the array and battery size a site would need, which is the number to set against the land discount. If the answer is a large system, the 77 acres of New Mexico range that $50,000 buys stop looking cheap.
Narrow by state before you narrow by parcel. Pasture price, outage exposure and permitting rarely line up, and the states scoring well on all three are a shorter list than the price map suggests. Start with the state-by-state ranking and cross-check against outage risk by state.
Narrow by country before you narrow by parcel. Grassland price, connection rules and residency requirements rarely line up, and several of the cheapest countries in the table gate farmland purchases behind conditions on the buyer.
The European Commission’s 2017 interpretative communication on farmland acquisition lists Bulgaria, Hungary, Latvia, Lithuania, Poland, Romania and Slovakia as having adopted land laws that can require prior administrative approval, farming qualifications, or residence or business in the country. Start with the country-by-country comparison and read the ownership rules before the price tempts you into a deposit.
Water is the constraint the price map hides. Most of the cheap American tier is semi-arid range where the binding number is well depth and water rights, and the Spanish, Greek and Bulgarian grazing land at the cheap end sits in the same situation. Settle that with the water source comparison, then run the parcel through the land buying checklist.
Method, Sources and Refresh
The American figures are taken from the state tables of the USDA Land Values 2026 Summary. That report rests on the Agricultural Land Values Survey, run April to June on a stratified random sample of roughly 30,000 operations, with regional field offices setting state estimates and the Agricultural Statistics Board resolving them against national targets. Non-census years are revised the following year, so a 2026 figure is a first estimate.
The European figures are pulled from the Eurostat agricultural land prices by region table (dataset code apri_lprc), filtered to euros per hectare and to national totals. Eurostat collects them under the European Statistical System agreement on agricultural land prices and rents, in force since 1 January 2019, which 18 member states signed and which carries no obligation to report.
That is why coverage is partial and why several series stop mid-decade. Prices are for free agricultural land sold during the calendar year, excluding buildings and transfer costs.
Derived columns are arithmetic only. Acres per $50,000 is 50,000 divided by the state pasture value. Hectares per €50,000 is 50,000 divided by the country grassland price, or the arable price for Finland and Malta, which report no grassland series. Acres restate hectares at 2.4710538. The single currency conversion uses the European Central Bank reference rate of 2 September 2026.

Common questions
Why is pasture the column to watch rather than farm real estate?
Because farm real estate includes buildings and dwellings, and most off-grid buyers want bare land they intend to build on themselves. Pasture value is the USDA’s closest published proxy for unimproved ground, and the only American column that lines up with the European grassland price.
Are these prices what a small parcel actually sells for?
No. Both datasets measure agricultural land in farm-sized blocks, and the price per acre of rural land generally falls as parcel size rises. Read the table as the floor a district trades around, then expect a premium for anything small, road-fronted or already surveyed.
Why does the European table have no line for Germany?
Eurostat’s land price collection runs on an agreement between statistical offices rather than a binding regulation, and Germany supplies no land price figure to it. The same gap explains the missing Swiss and Norwegian rows. It is a reporting gap rather than a missing market, and the national statistics office is the place to look for those countries.
How much does an off-grid power system change the arithmetic?
Enough to reverse a decision. The gap between the cheapest and dearest state in the pasture column is a factor of 27, but the cost of a standalone power system tracks your load and your sun rather than the price of the ground under it. It does not shrink when the land does. Size the system first, then set that figure beside the price per acre.
